Honest Review after 5 months staying here ( Extremely not recommended to stay ):
I definitely will not recommended newcomers to choose this management to live due to several factors :
1. Extremely Bad Customer Services
Worst customer service I’ve ever experienced. Poor grammar makes communication unclear, and instead of solving problems, they often make them worse. At times, they try to manipulate residents into following unreasonable instructions. Completely unprofessional.
2. Worst WIFI Connections.
The Wi-Fi here is absolutely terrible!!! By far the worst I’ve ever experienced. It’s constantly unstable, painfully slow, and frequently disconnected. During important moments like online exams, classes, or meetings it becomes completely unusable, causing immense stress and disruptions. For a place that charges rent, this level of internet service is beyond unacceptable. It's as if they have no intention of maintaining even the most basic standard of connectivity. If you depend on Wi-Fi for studying, working, or staying connected, this place will only make your life harder.
If you are a person strongly relying on WIFI usage, AVOID THIS MANAGEMENT.
3. Unprofessional Technician
The technicians are extremely unprofessional. When things are broken, they rarely fix the issue properly and often give a long list of excuses instead of real solutions. Even when you schedule an appointment.
From my experience, I once scheduled an appointment for electrical maintenance at 10 AM. On the day of the appointment, the technician didn’t show up until around 2 PM {four hours late )
and then had the audacity to call and ask, “WHERE ARE YOU?” By that time, I was already on campus attending classes, and the entire visit became pointless. It’s incredibly frustrating and unprofessional especially when you have clearly arranged your schedule to accommodate them.

We decided to engage with Danish house and about to move. What I can say at this point is their services are great and effective. The PIC is very helpful. Special thanks to Lya’s service and assistance to prepare the room in good form before moving in.

Not recommended for any tenant. Tenants should consider dealing directly with the property owner, as indicated on most of the signboards posted on the property.
We entrusted them to manage our asset for rental property, but it has turned into a disaster over the years, particularly during tenant transitions. There is no proper inventory system or documentation in place during these exchanges. Many of our valuable items have either been stolen or replaced by their staff during cleaning or tenant turnover, yet they claim to have no idea who is responsible. We suspect that the cleaning staff they hired may be involved in these thefts.
To make matters worse, they have the audacity to charge us, the owners, with hidden fees.
While their staff may seem to provide good service, it’s clear that they are unaware of the mismanagement occurring behind the scenes. One of the most concerning incidents was the replacement of our new freezer with an old, used one that was stained yellow and had broken compartment trays. The worst, the mirrors we installed in every bathroom have mysteriously disappeared.
We also expected them to clean the window blinds and curtains during tenant transitions, but this was neglected. The blinds in the master bedroom, which used to extend just 2 cm above the floor, now hang one foot above, leaving the windows inadequately covered.
This property was recommended by one of their directors, but it has turned out to be a complete disaster. The depreciation and inflation we've faced are due to numerous issues, including persistent water leaks during rain and a poorly constructed deck slab. These issues have impacted the upper bedrooms and are widespread across the entire development. It’s clear that the director has profited from contractors who cut corners by using substandard materials, particularly for the deck slab and roof boards.
During heavy winds and rain, sections of the higher roof boards have gone missing. Despite the warranty provided after the handover of the keys, the contractor has failed to address the defects, leaving the leaks and structural issues unresolved.

As a student of UTAR, your only realistic choice in terms of walking distance is here.
The staff are alright, security is good as well, air conditioning is alright (but they calculate that bill differently and you'll have to pay extra to get a room with A/C) the showers and toilets are functional, room comes with a desk, a bed with mattress (no covers so you have to buy yourself), a cabinet, ceiling fan, shower water heater, a sink and curtains (the basics are covered basically).
a small thing of note, the electric bill (not counting the A/C bill because that's separate) is paid by the entire floor, the walls and ceilings are slightly cracked and the non zero probability of being disturbed by drunk roommates that left their keys inside their rooms at 3am.
a livable place at worst, a cozy place if you came prepared.

PS : clean your room if you don't want bugs coming in, I figured that out the hard way.

This particular management have admins with zero professionalism. They acted ignorantly and even though they are working as customer service crew, u will feel like u (as a customer) are serving them.
They hide important information from you such as the number of meter in a house, they told us the electricity bill is only divided with your housemates at the same floor for every unit, but for tsinghua no.1358, there's actually just one meter for the WHOLE HOUSE but they never tell us. This causes extremely high rate (rm0.57 per kwh) charged for the electricity. They only tell us when we find out there's something wrong(because the electricity bill is super duper high rm100+ per person).
And also they never answer your questions properly, u will feel like they are avoiding the important topics (esp when it comes to money). They always ask me to "一人退一步" which means everyone takes a step back and compromise with the solution they give EVEN THOUGH ITS TOTALLY THEIR FAULT. They expect you to BEAR THE FEES even if it is due to their unfair calculations/ house problems/ slow actions.
And yea one more ridiculous thing, when I confronted them saying the calculation is unfair, the reason they gave me is that "uhm so far no student come and confront us". I mean, this doesn't neglect the fact that the calculation method is actually UNFAIR as they charge the tenant who has the highest aircond usage THE HIGHEST RATE. Like if you just use the aircond but never use other thing such as light/ fan/ charge things or whatever, they still consider u as the HIGHEST electricity consumer:)
Also for me specifically, I have a whole month with no room because of their units having issues such as COCKROACHES INFESTATION, water leakage etc. They did not even want to return or transfer my rental fees for that specific month if I didn't mention. When i first mentioned about the fees, the boy-cut admin say "oh, its okay, u dont have to worry about this, we'll distribute your rental fees equally for the two owners." (Because I've changed two units but both have problems which caused me have no place to live and have to find accommodation outside and bear the fees myself) Like hello? I didn't even stay in the rooms they provided for more than two days because of their terrible house conditions, they asked me to pay for the whole month:) even when I speak out, they only offered to return me half of the rental (which i've rugi like around rm120) and they say because they CANNOT MAKE SURE THAT I didn't stay in the room for the past one month. Dude just look at your house conditions, it's not even liveable, how would I torture myself just to lie to take money bck😅
And yea we wanna move out and they don't want to return us the deposit because they say our reasons are not valid (the ONLY valid reason is transfer school or graduated etc). Isn't that ridiculous? Even if I have medical issues due to their problem also not a valid reason ya BY TERMS AND CONDITION.
I hope Danish House can have a nice day and continue to scam more people's money:)

As an international student, my experience staying in their unit was disappointing. The house itself is quite old, and the amenities provided are substandard. The Wi-Fi connection is really bad and unreliable, prone to disconnection at any time, which can be frustrating. Additionally, I've encountered issues with tiny ants and cockroaches. I won't recommend them to anyone, especially international students.
